Demolition, cabinetry, counters, flooring, lighting, and plumbing and electrical work within the kitchen. Appliance and finish allowances must be set for your selections.
Major structural alterations, additions, and whole-house system upgrades are separate scope items.
$40,000–$100,000+
A complete bathroom with waterproofing, tile, vanity, fixtures, lighting, and associated plumbing and electrical work.
Large primary bathrooms, extensive layout changes, premium stone, and custom millwork can exceed this range. A primary-suite addition is priced as an addition.
$300–$600+ / sq ft
Use the floor area being renovated. This band is intended for substantial interior work with coordinated kitchens, bathrooms, finishes, and building-system improvements.

A preliminary construction band for a roughly 800–1,000 sq ft site-built ADU with a kitchen, bathroom, conventional foundation, and interior finishes.
Confirm utility connection routes, service upgrades, access, and site preparation separately. Small units may cost more per square foot; garage conversions need a separate assessment.
$700–$1,100+ / sq ft
Use the new conditioned living area for a preliminary house-construction budget. The design, structural system, windows, finishes, and building systems shape the final number.

Allow separately for architectural design, engineering, surveys and specialist consultants; permits and agency fees; an owner-held contingency; and temporary housing, storage, or moving. Also identify demolition of an existing house, major excavation, shoring, retaining walls, unusual foundations, off-site utility work, hazardous-material remediation, and exterior improvements where applicable.
The planning bands assume contractor labor and materials, coordination, and allowances for finishes within the described scope. Your written proposal establishes the actual inclusions. If an item is already included in that proposal, do not add it a second time. Owner-purchased items must also be identified so their cost remains visible in the total budget.

No. The ranges above describe construction. Design, engineering, consultants, permits, and agency fees should be budgeted separately unless your written proposal expressly includes them.
Yes. A limited renovation with retained systems and finishes is different from a full rebuild of a room. Tell us what you intend to retain and replace so we can assess the appropriate scope.
